What to expect if your building is inspected by the JAIT?

Joint inspections are carried out by a qualified Fire Safety Inspector from Nottingham Fire and Rescue Service and an Environmental Health or Enforcement Officer from Nottingham City Council.

Notification

The person or company responsible for the premises will receive written notice—by letter or email—at least one week before the inspection. In urgent or emergency situations, or if mutually agreed, this notice period may be shorter.

Scope of Inspection

The team will conduct a thorough inspection of communal areas, including lobbies, corridors, plant rooms, riser cupboards, and any underground storage spaces. Key areas of focus include:

• Emergency Systems: Presence and condition of emergency lighting, firefighting lifts, ventilation systems, sprinklers, wet/dry risers, and associated testing and servicing documentation. 
• Fire Risk Assessments: Review of the main Fire Risk Assessment and the Fire Risk Assessment (External Wall) (FRAEW). 
• Compartmentation: Visual checks of fire-stopping measures and compartmentation, supported by any existing reports. 
• Fire Alarm Systems: Coverage, system type, justification, and maintenance/testing records. 
• Fire Doors: Condition, presence of intumescent strips and seals, operation of door closers, and inspection records. 
• Housekeeping: General maintenance and cleanliness of communal areas. 
• Emergency Signage: Adequacy and visibility of  signage. 
• Fire Service Access: Suitability of access arrangements and availability of premises information for emergency responders. 
• Combustibles: Identification of potential hazards such as notice boards, doormats, or other combustible materials in common areas. 

Additional Checks in Flats

Officers may knock on individual flats and request to inspect internal fire safety measures. This can include checking the condition of the entrance doors, verifying the presence and functionality of fire detection systems, and, were possible, viewing external walls from balconies to assess cladding or other fire safety features. If you are at home and it is convenient, please allow access—these checks help ensure the safety of all residents. 

Post-Inspection

The responsible person will receive a written report detailing any defects and necessary or recommended remedial works. In rare cases where serious fire safety issues are identified, a formal Notice may be issued requiring immediate action.
