Renters’ Rights Bill: A new Renters’ Rights Bill is currently making it’s way through parliament and when this new tenancy system introduced for the private sector becomes law, it will apply to all private tenancies including existing tenancies. If you are starting to think about and/or signing for you 2025/26 accommodation, these changes will affect you. The draft Bill suggests there will be separate arrangements for accommodation which is defined as Purpose Built Student Accommodation (PBSA). The main changes for students in private-rented accommodation include:

  • Fixed-term tenancies will end, tenancies and this may result in rent becoming payable monthly rather than termly.
  • No fixed-term mean that tenants will need to provide notice to end the tenancy.
  • Landlords’ rights to regain possession of the property will be reduced and, in all cases, the landlord must rely on specific grounds in law.
  • Private rented properties which are only to let to students: landlords may be able to serve notice to ensure the property is vacated for the next group of student tenants.
